The Capital and Regional Facilities Manager is an integral position to delivering on our commitment.The Area Maintenance Manager is responsible for:

  • Ensures Maintenance employees are properly train in all aspects of their jobs. Identifies training gaps and develops training plans as needed.
  • Assists in recruitment process of Maintenance personnel.
  • Assist with Maintenance Departments on projects under $10,000, vendor enrollment, vendor pricing, etc.
  • Work with Capital Facilities Manager to identify capital items for communities they supervise. Typical Projects include extensive renovations of apartment interiors and exteriors, clubhouses, pools and other amenities as well as landscape and hardscape improvements and addressing other deferred maintenance.
  • Timely coordination, execution and thorough documentation of completion of all common area and unit repairs. This includes physical systems maintenance, monitoring and forecasting physical interior and exterior components of the property.
  • Administrative accountability includes use of mobile and fixed computerized applications to ensure that work assignments, progress, forecast and history is thoroughly and timely documented to support fiscal goals of the property.
  • In-depth knowledge of preventive maintenance program development and implementation, maintenance work prioritization and scheduling required.
  • Working knowledge of operating budgets and knowledge in analyzing and forecasting variances, spreadsheet and software programs required.
  • In-depth knowledge of all OSHA, safety, as they pertain to maintenance and facilities activities as a property management organization .ESSENTIAL SKILLS:

    • Must have practical experience, working knowledge and ability to assess and resolve:
      • Electrical repairs on items such as appliances, fixtures, switches, outlets, etc.
      • Plumbing repairs to clear drain stoppages, replace fittings and faucets,
      • Replace broken tiles, screens, garbage disposals, fixtures, appliances, window blinds, locks, etc.
      • Perform minor carpentry work, such as fitting doors, repairing cabinetry, aligning and unsticking windows and doors, sanding and refinishing hardware and surfaces, fence repair and rebuild, etc.
      • Grounds repairs of sprinklers, valves and timers.
      • Masonry, concrete, roof, fencing, and painting.
      • Other duties as may be needed relevant to facilities maintenance
      • Working knowledge regarding water and gas meter shutoffs and sewer cleanouts for common areas and individual units.
      • Understanding of SDS protocols and procedures to maintain a safe working environment.EXPERIENCE:
        • Minimum of a high school diploma or equivalent.
        • 7-10 years of experience in related experience and/or training, or equivalent combination of related experience and education.
        • Hands-on experience in employee supervision.
        • Solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.
        • Must possess a valid CA Driver License and automobile insurance to operate vehicles for company businessJob Type: Full-timePay: $65,000.00 - $70,000.00 per yearBenefits:
